Jacksonville
developer Steinemann Development Co. - Florida Inc. has applied with
regulators to develop the proposed World Commerce Center on 973
acres at southwest Interstate 95 and International Golf Parkway in
St. Johns County.
The pre-application for development approval was filed today with
the Northeast Florida Regional Planning Council. The project is a
development of regional impact and requires various regulatory
approvals.
"It's a substantial DRI," said Ed Lehman, director of growth
management at the planning council.
Steinemann proposes to develop a mixed-use project of 1,156
residences, about 2.2 million square feet of office space, 908,800
square feet of retail space, 405,900 square feet of light industrial
space and 1,000 hotel rooms.
Steinemann intends to build the Ring Power Corp. headquarters as
part of the industrial development. Ring Power is based in
Jacksonville and Steinemann has announced that it would build a new
complex for the industrial equipment company at the site in St.
Johns County.
According to the pre-application, the project would be built in
phases from 2003 to 2017.
The first phase, from 2003 to 2007, would comprise 350
multifamily units, 731,000 square feet of office space, 300,000
square feet of retail space, 285,000 square feet of industrial space
and 300 hotel rooms.
The second phase, from 2008 to 2012, would comprise 200
single-family homes, 348 multi-family residences, 730,900 square
feet of office space, 450,000 square feet of retail space and 250
hotel rooms.
The third phase, from 2013 to 2017, would consist of 258
single-family units 730,900 square feet of office space, 158,800
square feet of retail space, 120,900 square feet of industrial space
and 450 hotel rooms.
Lehman said today that a pre-application conference is scheduled
among the agencies and Steinemann on March 1. Other agencies that
will review the plans include the state Department of Environmental
Protection, the state Department of Transportation, the St. Johns
River Water Management District, St. Johns County government,
Florida Fish and Wildlife Conservation Commission, the Metropolitan
Planning Organization and the state Department of Community Affairs.
The World Commerce Center development team comprises Steinemann,
Prosser Hallock Inc., Environmental Services Inc. and the Rogers
Towers Bailey Jones & Gay law firm.
